East Sac Project

A new home for the family...

This East Sac House was a full gut and rebuild.  We removed most of the house, including the entire interior and most of the existing framing.  We then rebuilt the house with an increase of about 40% in square footage.  (This kind of knockdown/gut and rebuild is becoming popular as you get a significant savings in terms of tax and fees from the city and county).  As compared to a standard addition, by rebuilding everything from scratch we were able to bring the entire house up to modern standards of structural strength, energy efficiency and green building guidelines.  This build was designed in house by our lead architect Joe Hartigan, with the customers picking out the finishing detail such as paint colors, tile and appliances.

The Addition

 

We started out by doing the dirt work for the addition area added on to the back of the house.  The addition will be the new master bedroom and bathroom, and we will create a new hallway to go down the length of the house and into the master bedroom.  The original house did not have a master bath, so adding one is an excellent value here.

Once the concrete cured, we framed up the floor, got inspection and then framed up the walls.

Meanwhile, on the inside...

 

On the inside the whole house was gutted down to the studs (even most studs removed too!) as well as the exterior stucco.  All that remained was a few exterior walls.  This house had a brick fireplace which was pulled out and replaced with a gas fireplace.  It also had a brick flue for the oven which also had to be removed.

 

Next was getting the lath, stucco, insulation and roof done so we could get to finishing up on the inside.  At this stage we need many inspections, one right after another.  Because of this progress will slow down a bit.  As soon as we get our frame across the board and insulation inspections, we are pretty much good to go until final.

Finished

 

After a lot of hard work we finally finished the interior and the Trex decking.  We had a lot of fun building this project and hope our customers will enjoy this house for many years ahead.
