Rio Linda Farmhouse

Design/Build

The original home was a two story 2149  sq. ft. The family needed more room, decision was made to tear down the existing home and design a new home in the original foot print and also add additional space to the lower level expanding the mud room, large pantry with laundry area and add 3 full bedrooms and two baths and walk in master closet upstairs.  The total square footage ended up at 2900 sq. ft., as well as a new patio area with cover extending out from the dining area.  We converted the existing downstairs bedroom into a office, custom built walk in closet, custom stairway and new 1/2 bath downstairs.  The kitchen area was redesigned with additional space and a nice island with dining room and spacious living room having a even flow.   The exterior has  siding and 22'  front porch to enjoy the breezy evenings.  The front door was the owners favorite and we rehung it as original to the home.  The lower bathroom was carefully wrapped and was incorporated back into the new design.

Demo/Framing/Second story/Trusses

As demo starts, we prepare to add on 400 sq ft. to the bottom story and then 350 sq ft. for the master upstairs. New concrete is poured, framing is

started and up go the walls and second story floor, walls and then the trusses arrive and sheeting is complete with wrap.

Kitchen/Living Room/Mud Room/Bath/Back porch

This kitchen was expanded and a walk-in pantry with laundry area, the dining room was expanded and a slider to enjoy the beauty of the new back porch. The living room now has a new gas fireplace to enjoy the chilly nights. A mud room with it's own entrance off the back porch.  The kitchen boasts a beautiful new gas cooktop, with built in microwave/oven and dishwasher and full size fridge. The custom cabinets were built custom by D & G Cabinets, the counters are quartz, with white backsplash. The custom butcher block was made special for the island. The mud room has an extra fridge and shelving for storage.

Bedrooms/Baths

The original bedroom downstairs was converted to an office and the downstairs 1/2 bath was added. The original bathroom downstairs was saved and incorporated

into the new design.  The new stairway leads up to the new loft and three bedrooms and two baths. Master has a walk-in closet, right off the bathroom.  The owner

chose beautiful materials for the bathrooms and flooring. The whole downstairs was done with tile flooring that looked like wood. Easy to clean and maintain with

busy family life.

Siding/Fencing/Roofing/Porches

This project had siding finish giving it the Farmhouse charm it deserved. The porches were covered and roofed.

New concrete poured to enjoy the new space.

                                                                                                                                 Finish!

The transformation of this home was unbelievable. From the neighbors who watched each progression of the build.

Having  the the trusses delivered and hoisted up. To finally seeing the roof put on and the siding take shape and all the details, roof around the porch. This home truly is a masterpiece, the owners were so excited  to move in,  as they waited so patiently for the home to be finished.
