37th Ave Addition

This project was a 350 sq. ft. bedroom addition added onto the rear of the house.  Mike and his family put great effort into making their backyard beautiful.  Colorful plants and landscaping along with a fantastic outdoor train gives plenty to look at.  However, during the summer months it can be very hot and uncomfortable.  Likewise in winter, it can be too cold to sit outside and enjoy the train.  So we build them a new room, with windows all around and a big 10 foot wide window in the front.  Now they can enjoy the beauty of the back yard without having to worry about the weather!

Foundation

 

It all starts with dirt-work and concrete.  This house has a raised foundation so we poured a perimeter foundation and stem-wall with spread footings in the center.  The floor framing used 6x6 girders and 1-1/8" plywood as the sub-floor.

 

Frame

The house was a typical frame with 2x4 walls, CS-WSP (Continuous Sheathing - Wood Structural Panel) and engineered trusses for the roof.

Insulation

For insulation we used R-15 in the wall and R-38 in the ceiling.  Whether inspected or not (none required for insulation in this area), we always install insulation according to the Quality Insulation Installation requirements set by CalGreen.  For more information you can check out our blog on insulation installation.

Finishes

We matched a medium grain stucco finish, put on a CA Title 24 approved roof and painted the eaves and walls to match the existing house.

We are just about to finish this project.  All we have left is pouring the concrete.  It has been an absolute pleasure to work with Mike and his family.  I hope they get much joy from this room for years to come!
