Phoenix 2 bedroom ADU

To fill in a back yard that wasn't getting any use, the owners decided to build  2 bed/1bath ADU.  This East sac beauty, boasts a large living room, with open kitchen concept. Two bedrooms and a beautiful bathroom. Inside laundry room and small attached storage garage. The living room has a french doors to open into the living room to invite the outside in.

Foundation and Floor Frame

The floor is a monolithic concrete foundation and slab.   Framing went up pretty fast as the trusses arrived also.

Wall Frame

The ADU is approximately 946 sq. feet with attached 125 sq ft. of storage space.

Roof and Trusses, Windows,Doors

Soon as trusses were done, sheeting on roof was complete and papered  and roofed due to wet weather coming in. French doors and windows all installed.

Stucco and Dry wall

This project had a three coat stucco with a R-4 continuous exterior foam insulation.  The front has Hardi siding giving the home a classic East Sac look.  The drywall was standard 1/2" with perfect smooth finish.  The kitchen is now installed and tiled and granite counters are in. The bathroom is tiled as well and the vanity is installed.
